Do you want to invest in real estate, but you have no idea where to start? Not to worry, my recommendations below will guide you in learning the tips and tricks on how to become a real estate investor.

Hey guys, I am Sharon from Digital Nomad Quest, and today I am going to inform you about my favorite resources when it comes to real estate investing, especially for beginners. The recommendations are as follows:

  • Rich Dad, Poor Dad by Robert Kiyosaki: Most people get into real estate investment after reading this book. This book addresses the right mindset for getting wealth. It focuses on building passive income and building assets. In this book, the Real estate was one of the main strategies he used to become wealthy. It addresses real estate as one of the main asset classes of becoming wealthy. This book is an intro to learning about cash flowing through estate investing. This book is more about the right mentality and not “how-to” tutorials.
  • Biggerpockets.com: This is a great hub for networking. Communicate with various people about the right neighborhoods to invest in, or ask any question you have about real estate investing. I joined in 2014, and I have made connections through the website. They also have blogs, podcasts, and a YouTube channel. They have information for real estate investing, and a market place where you can find deals and people you want to work it.
  • Flip Talk Rookie Playbook by Don Costa and Ryan Scialabba: When it comes to flipping homes, this podcast was helpful for learning the basics for how to do a fix and flip. They walk you through the entire blueprint on how to fix a home, guiding you from week to week. I jotted down some notes from their podcast, and I will include the link below.

When talking about passive cash flow investment and buying whole rental properties, I have two recommendations:

  1. Long-Distance Real Estate Investing: how to buy, rehab, and manage out of state rental properties by David Green: On how to buy and hold rental properties, I will recommend this book. As this is more about “out of state investing,”; it might not be applicable to you. it also talks about buying whole rental properties in general; it is a good book to review.
  2. Millionaire Real Estate Investor by Gary Keller: I’ve read the “One Thing” by Keller, but I haven’t read this particular book. It was recommended to me by people I know. It is a great book for buying hold rental property investing if you are new to it. This book can also help you in understanding the basics as well.
  3. Meetups.com– It’s a great website for socializing and meeting people interested in real estate investing. Apart from flipping homes and buying hold, there are so many paths to make money when it comes to real estate investing. This website helps you link up to different people Knowledgeable in the area. By going to meetups, you can immerse yourself in the world of real estate investing, learning new paths to investing. you can also meet the right people to do deals with. Also, these meet up can also involve seminars where you can pick up a few tips and learn a lot from them.
  4. Fundamentals of Analyzing Real Estate Investment by Simon Hmm: This course is a gift from me to you, and I’ll put a link in the description below. I highly recommend this course; it is a great course to learn how to analyze what kind of properties are going to cash flow or not. I personally have used a lot of the methods in this course in analyzing what properties are going to cash flow or not.
  5. Everything Real Estate Investing Show with Sean Pan: This is a podcast where a lot of top investors in real estate are interviewed, and it specializes in the bay area. If you are more advanced, this is a better fit for you compared to the recommendations I stated above, which are mostly for beginners. Check out the podcast to hear the advice of top real estate investors
  6. Take the Plunge and Invest: My last recommendation is after you have done your due diligence by researching and reading on the subject, invest in something, and learn from the experience. Put the amount you are comfortable with losing because real estate investing is not a guarantee that you are going to make money or even get the money you invested back. Even if you don’t earn your money back, think of your first deal as an education. You don’t really know what you don’t know, take action, and invest.

So let’s just get right into it. My first recommendation is Rich Dad, Poor Dad by Robert Kiyosaki. And I think most people actually get into real estate investing after reading this book. So in this book, they really talk about the right mindset when it comes to becoming wealthy. And a lot of it is around building passive income and building assets. And real estate is one of the main strategies he used in order to become wealthy. So he talks about real estate as one of the main asset classes and I feel like this book is kind of an intro to learning about cash flowing through real estate investing. So it’s more about mentality with this book, not about actual like how to tutorials with this book, but it’s really1:00
Good Book in order to get you excited about real estate investing number two, I recommend bigger pockets calm. It’s a great hub for like networking. You can go on to forums and talk to people with questions about different neighborhoods or different people you’re trying to connect with or just any question you have when it comes to real estate investing. I joined in 2014. And I’ve made connections through that website, aside from forums, they also have podcasts and blogs and they have webinars, they have a YouTube channel, they just have a lot of information for real estate investors and they have like this marketplace where you can find deals as well as find the people you want to work with. Now when it comes to flipping homes, I got this recommendation from someone I met at a meetup. It’s called flip talk rookie playbook and it’s by Don Costa and Ryan ski lava. I don’t know if I’m saying his name correctly, but this podcast was very helpful in learning the basics of how to do fix and flip. Basically they walk you through the entire blueprint of how to flip homes from week by week, so they legit have like 49 episodes that2:00
Is week by week. Alright, this is what you’re going to do first week and second week, third week, fourth week. So they basically walk you through the entire process. And you can learn a lot from listening to this podcast, I started taking notes around the first few episodes, I’ll put a link below to some of my notes from my blog, it’s actually very helpful. And I highly recommend this if you’re going to start flipping homes. Now if we’re talking about passive cash flow investments, and we’re talking about buying whole rental properties, I have two recommendations. My first recommendation when it comes to buy and hold is long distance real estate investing, how to buy rehab and manage out of state rental properties. And this one is by David green. So obviously this is more about estate investing. So it might not be applicable to you. But because Bay Area homes here are pretty expensive. I was looking out of state so I was very interested in this topic. So it’s a good book when it comes to learning about the basics of that but it also talks about buying hold rental properties in general. So it’s a good book to review as well. Another recommendation is a recommendation from people I know it’s called millionaire real estate.3:00
investor by Gary Keller. So I’ve read the one thing by Gary Keller, but I haven’t read this book. Apparently, it’s a great book for buying hold rental property investing, if you are new to it. So it’s a great book to understand the basics as well. And another huge recommendation I have is meetup com, where you can go in and look for meetups around real estate investing. There’s so many here in the Bay Area, I’m sure it’s out there everywhere and other places because a lot of people are into real estate, investing in cash flowing and all these other methods of making money through real estate. So the ones I’m talking about, mainly about buying hold and flipping. Those are just two other paths. There’s so many different paths when it comes to real estate investing. I didn’t realize that until I went to these meetups right until I started talking to all these other people, I realized there’s a lot of different paths you can take to make money through real estate. So by going to meetups, you immerse yourself you network you might meet the right people to do deals with you learn a lot from just talking to people or, you know, attending4:00
seminars so a lot of these meetups are also seminars where speakers come and talk about a certain topic and you can learn a lot from that. Now when it comes to courses, I highly recommend fundamentals of analyzing real estate investments by Simon Hmm. So this course is on you to me, I’ll put a link in the description below as well is a great one to get started with when it comes to how to analyze what properties are going to cash flow or not. I use a lot of the methods in the course to analyze properties and figure out if they can cash flow or not. So I have to plug in that everything real estate investing show plus Sean pan, it’s a podcast. It’s also hosted by my boyfriend. And he basically interviews a lot of top investors in real estate and it specializes in the Bay Area. So if you’re a little bit more advanced, I think this is a better one for you. A lot of the resources I mentioned earlier are lot for beginners but this one is you know after you’ve read all these things you might want to advance into check out that podcast and hearing what these top investors have to say with real estate investing5:00
My last recommendation is that after you reach a certain point, and you’ve like kind of researched a lot of these books and courses and podcasts and things like that, you kind of have to do a deal. Like you kind of have to invest in something and learn from that experience. What I recommend is putting the amount that you’re okay with losing, right because you know, real estate investing isn’t a guarantee that you’re going to make money. It’s not even a guarantee that you will get that money back. I’ve heard many cases where people, like lose a lot of money from real estate investing and did a bad deal. But if you don’t actually take that action, like you don’t really know where you’re, you don’t really know what you don’t know. So I highly recommend that after you do a lot of due diligence and reading and researching that you actually take the plunge. But keep in mind, I’m not guaranteeing that it’s gonna work and like you’re going to make a lot of money. It’s just a good way to get started. Like even if you make nothing from a deal. actually investing in something is like a PhD in real estate investing itself.6:00

My wife and I are wanting to start earning a lot of money and we were wondering how we could get into real estate investing. I’ll be sure to tell her that we should research and invest in some things to get experience in real estate.
