In this post I talk about how the Coronavirus is affecting my passive income.
This self quarantine and virus have been unbelievable. These are CRAZY times.
I’ve been cooped up at home for about 3 weeks now, and there are at LEAST 3 weeks to go. However, I believe this lockdown is going to last at least a couple months longer after the end of April (what is currently mandated).
I wanted to provide this brief update on how the Coronavirus has been affecting my passive income. I’m sure you guys are interested! Read below to see the effects of the pandemic on my income.
How the Coronavirus is Affecting My Passive Income
Etsy
My Etsy sales have definitely dropped – more than 50%! It makes sense because a lot of the templates I sell are for photographers and their photography business. And if this is the case, my sales must be negatively impacted as photographers can’t even work until this Coronavirus is lifted. It’s unfortunate, but it’s okay as things could always be worse. I feel bad for the creatives out there who can’t continue working!
Real Estate
My rental income is still arriving from my existing rental property. At the same time, I recently purchased a 4-plex, and I’m almost done closing on another property.
I’m a bit worried because only one of my tenants has paid rent so far (out of the 3 occupied units). Let’s hope they pay! I’ve also spent almost $1,000 on repairs for just the vacant unit. But I understand that these are hard times, so I’ll just hope for the best and prepare for the worst. We’re planning to open the 4th unit up for rent this week.
When it comes to my other single family home that I’m closing on, there was a huge delay because the seller had an unpaid lien. However, it turns out that it was already paid but the bank didn’t lift the debt. The home supposedly will close this week, but we’ll see what happens.
I was okay with the delay because of these hard times, as I don’t know if tenants are able to pay at the moment. I’m buying this property with all cash, so there is not as much to worry about when it comes to negative cash flow. The expenses are quite low when just accounting for property taxes and insurance.
Merch by Amazon
Unfortunately, as of March 25, Amazon decided to close their US print centers for Merch by Amazon. Even though their European centers seem to still be open, this means my sales are drastically lower which means less income.
Amazon FBA
Many of the items that my boyfriend and I sell on Amazon FBA are actually dependent on in-person events, so my sales have dropped here too.
Affiliate Marketing & Course Sales
My affiliate marketing commissions and course sales haven’t really been affected as much. I’m guessing it is because people are always going to be interested in how to make more money, especially during this time. I will keep monitoring this!
Conclusion
I hope you enjoyed this post on how the Coronavirus is affecting my passive income. Because I have many different income sources including my full-time position, I feel pretty safe financially. So even though things have been dropping, I remain optimistic.
Now that we’ve been cooped up at home for about 3 weeks with the quarantine, the ability to travel seems so crazy to me. Even just going to the movies sounds extremely out of the picture.
Once we get through this crisis, I’ll never take for granted the ability to go out and experience life!
Let’s keep hustling during this quarantine and appreciating our health and loved ones. We’ll get through this!
