And today we’re gonna go over the process of converting our place into an air b&b. And things are new to the channel, welcome. So let’s rewind and talk about why we’re doing all of this. So we’ve been actually discussing moving to Texas and we’re thinking about moving there for about a year, we are debating between Austin and Dallas, you want to talk a little bit about our thought process. So yeah, we’ve been in the Bay Area, our whole lives. And given this whole pandemic, we now have the ability to work remotely. So there are a lot of reasons why we want to move over to Texas, we think there’s gonna be a lot of synergies in both our real estate investing business as well as to get an opportunity to move outside of the Bay Area. And also for work, it actually makes a lot of sense for both of our jobs right now. And we’d be able to experience living in another state and possibly scale our real estate business even further. So if we move out there, we’re going to need to Airbnb out this place. And one of the things we found though, with the city regulations is that we can’t do day to day, we’re probably going to need to do 30 days or longer. So now that we’re thinking about moving to Texas, we’re wondering what should we do about this property? Yeah, this is my childhood home, I didn’t want to put on the market and sell it. And we also didn’t want to just put it on as a long term rental, we feel like there’s some more opportunities there. If we put on Airbnb cover it with this city in particular, you’re not allowed to just have a normal Airbnb for short term rental purposes, you actually have to either live on the premises. And so what we’re gonna do is we’re gonna put it on Airbnb for 30 plus days or more and rent as a fully furnished rental. Now, that being said, there were some things in this home that were okay for us when we’re living in it. But if we’re renting it out on Airbnb, we feel like we need to increase the standards a little bit, make a little bit nicer for putting up on that market.So some of the things we wanted to fix up was, our fences are kind of messed up right now. We actually got somebody to fix it up, we interviewed a lot of different contractors, they came by to see and get quotes. So we found somebody, we also spoke the neighbor to see if we can split the expenses. And we actually got that fixed up today. And also our bathroom, there’s issues with it as well, we found that the shower has some issues where I think the regular person would be like, how do you operate this, so we’re gonna probably need to fix that up. And when we started thinking about it, we decided we probably just going to do a whole bathroom remodel, which is where a lot of this video is going to come in today, we’re still documenting the process of it. So I’m going to show you guys how we’re going to think about our bathroom design choices and like the materials are going to put in there, because the way we’re paying the contractor, we’re going to pay them for the labor and we’re going to buy the materials ourselves. And then also little things here and there we fixed up the closet, or possibly painting the outside of the house because it hasn’t been painted in a long time. Yeah, and also we’re getting furniture to make the rooms a bit nicer. So we’re getting a nice bed stand, whereas before just had a really boxspring on the floor.And we’re also getting like mattress protectors stuff like that to make sure the homes Okay, when we come back. So once we get everything fixed up, we’re gonna put this on Airbnb, we’re gonna see how the listing performs in terms of 30 day rentals, and we’re probably going to document that process as well and give tips as well around publishing your Airbnb listing. And the thought process is we’re hoping to possibly profit on top of paying off the expenses like mortgage and property taxes and insurance and things like that. So once we’re able to do that, we’re going to be able to move to Texas smoothly are planning to purchase a home possibly in Dallas, we got a pre approval letter already, he spoke with a lender and we got pre approved for some pretty good terms, actually. So we’re pretty excited about that. We’ll give you guys more updates. When we start planning the move, we’re gonna try to find some design inspiration on Pinterest. And we’re also going to look on the Home Depot pro account so we can add some stuff onto the cart that we’re interested in. So what we’re doing now is we’re going on Pinterest, and we’re gonna find some design inspiration. A lot of people use Pinterest like this to basically figure out their photoshoots and for the remodels. So this is a great way to get that design inspiration, and we can really do is find images you like and then pin them to a board. And that’s how you’re going to see all the looks you really like and then start you know, ordering the different products that you want to get. So before we actually go into this, I think there’s gonna be a lot different designs, and they’re all gonna look amazing. That’s awesome. Like ground rules, things I have to like not get distracted, right? Okay, a lot of different designs here. So I would say first of all, we want this to be relatively simple. And for me personally, I want it to be relatively timeless. Because if I make this one bathroom super, super nice, it won’t fit with the rest of the house, because we’re only fixing this one bathroom this year. So I need to make it like basic, but and not like super modern and super nice, right? Yeah. So if you scroll down here, you can see this tile on this one right here. This is kind of like what we’re gonna be doing for a shower. Because if you have a bathtub here, and I like these nice tiles, they’re nice and big. They’re two foot by one foot and they’re very easy to install and just look nice, and we could find those Home Depot for about what like nine cents a square foot. Yeah, something like that. So that’s another thing we’re gonna be showing you guys. We’re not going to do the glass screen door. We’re just going to have a curtain it’s going to be pretty basic and simple. We are fixing up the shower. We’re fixing up the toilet the sink so our sink is going to be changed out to something with the box With that, you know the cabinets underneath. We’re also changing out our mirror. We’ve already ordered a mirror or possibly going to change out the light fixture up top. So yeah, let’s see some looks that we like. Okay,
so I kind of like this. So right now we do have kind of a white slash gray beige ish floor right here. This flooring looks not bad. Okay, beige ish.We’re gonna create a board for this. Okay, so we’re gonna do a bathroom remodel. Let’s put this as a secret board. Okay, so we’re just gonna add some books over here and things we’re also looking for. I did mention like the shower and all this stuff. We’re also changing out the tiles completely. So that’s what we’re looking for here, too. Let’s go back. Wait, can we do the thing where we put the hole and then like, yeah, we’re doing a notch. That’s nice. Okay, so yeah, we’re talking about the little hole in when you’re in the shower, you’re gonna see like some of the showers have a place for like your conditioner and shampoo and all that stuff. So it’s kind of nice to have that little nook area for that. Alright guys. So now we’ve gathered some looks that we like on Pinterest we put it on a board as you guys can see it has kind of a similar theme. It’s kind of just like a minimal white gray look, we have some vanities that are brown wood, but I think we’re probably going to go with a more gray tone like maybe one of these Maybe it’s like a mixture of like the green brown like I feel like we saw one at Home Depot that we kind of like what we’re going to do is take some of this inspiration and then go into Home Depot. Alright, so now we are in the Home Depot count we got a pro account and we’re going to add some stuff on the cart that we like and then we’re going to head over to Home Depot so like I mentioned we’re ordering the materials but then our contractor is going to go pick him up on the day that he’s going to start work so that’s kind of how the process is gonna go some of the things we’ll look up is probably think Danny back to talk tiles also toilet or what’s our list
yeah light fixtures tile walls tile for the flooring, toilets vanity towel rod foster for the sink that your shower tub, the curtain rod and
so we will be shopping for those materials right now. All right, we got some things added to the Home Depot cart and we’ve decided for tile and stuff like that we’re actually just going to go visit home depot are so this is part one of the process of getting this place ready. We’re going to put it on Airbnb pretty soon we’re going to need to get that bathroom remodeled. We’re also going to need to take pictures of the Airbnb get the listing details ready. We also want to create a little guest guidebook they can get some instructions on what to do and like how to get around the Airbnb and also we’re going to need to figure out the cleaning situation we’re going to need to hire cleaners so we’ll probably document this in another episode. Hopefully you guys enjoyed this one. As you can see, there’s a lot to think about when you’re prepping your place for Airbnb and if you want to go further and have really money making Airbnbs one thing that people always say is you want to make it into an experience you want to have something highlighted. For example, my friend put like butterfly wings on his home to make it like a bachelorette party place so that was super in demand. For our purposes right now we’re just mainly doing this for 30 Day rentals. We’re just fixing up our place to be decent enough to put it on Airbnb maybe in the future will expand to the short term rental space but right now it’s mainly for the move to Texas to make it a financially good decision.
